River Meadows Ranch is a sprawling 8,000 acre wilderness sanctuary located along the upper reaches of the Little Colorado River in the White Mountain area of northeastern Arizona. This seasonally flowing river attracts an abundance of wildlife from miles around and has contributed to an unusually plentiful groundwater supply.
The White Mountains are an impressive mountain wilderness range in this scenic region of Arizona. The area has been a prime vacation/weekend-retreat choice of Arizonans for decades. Its cool summers, mild winters, stunning natural scenery and crystal-clear air are a refreshing departure from the smog and congestion of the city. The area’s huge forest expanses (mostly protected Federal and State) abound with fish and game. Charming country towns, numerous lakes, golf courses, historic sites and more round out the attractions. But privacy, seclusion, freedom of land ownership and laid-back lifestyle are still the main reasons why so many have responded to our largeparcel wilderness ranches there.
Prime Horse Country
Situated in this prime vacation land is River Meadows Ranch, a large and varied selection of 40-acre parcels (also 80’s and 160’s) apportioned from private farm and ranch holdings. Parcels offer a broad range of terrain selections. Here you can choose from dense stands of evergreens throughout, blends of trees and meadows, rugged-highset wooded ridge tops, and all open pastureland. Some border State Trust Lands. These expansive 640 acre wilderness tracts provide a quiet, scenic backdrop for adjoining ranch owners. You’re bound to find your perfect fit here. And all at a summer-cool, winter-mild 5600’ or so elevation.
The land remains in a pristine natural condition. Anasazi Indian artifacts are still found throughout the area. Local owners commonly retrieve pottery shards, spear points and arrowheads that were crafted by the Anasazi over 1,000 years ago.
River Meadows Ranch is but a short spin from St. Johns, Snowflake, Holbrook and Show Low, each inviting country towns with an ample assortment of shopping, service, recreation, and medical facilities.

FROM PHOENIX
Drive highway 87 to Payson. Turn right in Payson onto Hwy 260 to Heber. About 1 mile into Heber, bear left onto Hwy 277. Continue to Snowflake and office.
FROM TUCSON
Drive highway 89 to Oracle Junction and turn right onto highway 77. You will dead-end onto highway 70 in Globe. Turn left and drive 1 mile, then turn right onto Hwy 77. Continue east thru Show Low then turn left again at 77/Snowflake turnoff. Continue to Snowflake and office.

IDEAL WEATHER
The Mogollon Rim and the White Mountains, west and south of the ranch respectively, form an almost continuous barrier protecting the land from severe winters and creating a mild four season climate.
WATER
A complimentary, on-site community is available to all Ranch owners for either temporary or permanent water hauling. Domestic and irrigation water is via private wells – you drill your own. Depths to water are economical. As a River Meadows Ranch property owner you have access to the Coconino Aquifer, the largest groundwater supply in Northern Arizona. Economical windmill-driven pumping is quite practical and common. Caution as you look into land -from us, from anyone – be sure to determine the availability of underground water and the depth, hence the practicality of drilling a well. Many otherwise attractive properties fail badly on this score.This should be considered in connection with both the usability and the price of the property! As just detailed, River Meadows Ranch is outstanding in the water category.
LAND
With its mild 4-season climate and excellant sandy loam soil the land offers a wide variety of vegetable and tree growing opportunities. Apple, peach and pear trees are local favorites. Summer gardens produce abundant yields of carrots, tomatoes, potatoes, corn and lettuce.
Extra Caution on Water
As you look into land – from us, from anyone – be sure to determine the availability of underground water and the depth (hence the economy and practicality of drilling a well) to that water.
Many otherwise attractive properties offered by other fail badly on this score – underground water being of questionable quantity for domestic use and or excessive depth, thus uneconomical or totally impractical to reach. This should definitely be considered in connection with both the usability of the property and its price!
All of our Elk Valley Ranch properties feature drilling rights into the massive Coconino Sandstone Aquifer. Wells tapping this aquifer produce abundant yields of sufficient quantity and purity both for domestic and irrigation use and at practical and affordable depths.
